Q: How much are the monthly association dues?
A: The monthly fee is $225.00.

Q: What is included in the monthly maintenance fee?
A: The fee includes:
• Common area maintenance
• Landscape mulching, mowing, pruning, weeding, and fertilization
• Underground sprinkling maintenance
• Snow removal of roads, driveways, and front walks
• Association administration
• Trash removal
• Reserve fund for future repairs

Q: Can I customize my floor plan?
A: Absolutely. Prior to finalizing any purchase agreements you will have the opportunity to meet with the builder to review plans and options.

Q: Can I have input in my landscaping?
A: Landscaping in condominium developments is considered common area which is owned and maintained by the association of co-owners. The landscaping around each unit will be completed by Ledger Builders and is part of the overall landscape plan for the entire development. In the event that you would like to add or change the landscaping around your unit, you must submit a request to the association board for review. The board will review the type and placement of plant material and how your request will impact the association and/or the golf course.

Q: What are my insurance requirements?
A: Prior to closing on your unit you will be given a folder from the association management company which will contain an insert explaining the insurance requirements for each owner.

Q: Can I have a pet?
A: Yes, there is a registration form in the folder from the management company.

Q: Can I reserve my site while I wait to sell my current residence?
A: Yes. Our purchase agreement allows for a buyer to place a 5% non-refundable deposit on a specific site for up to 6 months. Upon expiration of the 6 month site reservation the purchaser is required to deposit the remainder of their 10% deposit (10% of the total purchase price) to start construction. Failure to do so will result in forfeiture of the initial 5% deposit.

Q: How do I know what selections need to made, when and where to make them, and is there someone available to help coordinate selections?
A: Ledger Builders will provide you with a selection guideline detailing the selection process with a list of vendors and a timeline for selections to be made. It is very important to follow this selection guideline to ensure timely completion of your condo.

Standale Interiors provides the flooring and countertops for Hillside and the staff there is available to assist in coordinating your interior selections (including paint colors). This service is provided at no additional cost to the buyer.

Q: Will I be able to specify my electrical layout?
A: Yes. Prior to the electricians installing the wiring Ledger Builders will contact you to meet at your unit for an electrical walk through. At that time you may make specific requests to meet your needs.
